Renting a Shenzhen Apartment From Abroad: The Remote Viewing Guide

Live video, not pre-recorded clips

Pre-recorded videos hide everything you need to know. Ask for a live video call where you control the route: open the taps, run the shower, open windows, walk from the gate to the metro station. A good agent will do this without being asked twice.

Ask to see the view from the actual unit’s windows at the time of day you would be home — a sea view at 2 pm can be a wall of another tower at 8 pm.

Verify before you transfer money

Ask for the landlord’s property deed and ID, and confirm the agency’s fee in writing. Never transfer a deposit before you have a signed bilingual contract that states the exact address, rent and deposit terms.

As a real example from our current catalogue: Modern 2-bedroom 2-bathroom apartment at Evergrande Tianjing, Nanyou Nanshan — Modern 2, 2 bedrooms, 83 sqm, ¥11,500/month. Every apartment we list is checked for police-registration eligibility before it goes online.

Signing remotely

Remote signing is normal: the bilingual contract is signed and stamped first, then the deposit is paid against an official receipt. Keep every document — you will need the contract for police registration within 24 hours of arrival.

Move-in prep checklist

Before your flight, ask your agent to: schedule the internet installation for your first week, take meter readings on move-in day, prepare the registration paperwork, and send you a live walkthrough of the compound gate, gym and nearest supermarket. Then your first 48 hours in Shenzhen are logistics, not improvisation.
